Straight answers, in the order they come up.
What a DSCR loan is, how Connecticut changes the arithmetic, how working with a broker actually goes, and what we will not promise. If your question is not here, ask it on the scenario form and we will answer it directly.
DSCR basics
The questions investors ask before they send a scenario.
What is a DSCR loan?
A DSCR loan is business-purpose financing for an investment property that qualifies on the property’s rental income rather than the borrower’s personal income. The lender divides the rent the property supports by the full monthly housing payment. If the resulting ratio clears the program’s floor, the file can move forward without the tax-return and debt-to-income analysis a residential loan requires.
What counts as the monthly payment in the ratio?
Principal and interest, the monthly share of property tax, hazard insurance, flood insurance where required, association dues for a condo or planned-community unit, and any mortgage insurance a program charges. Lenders refer to the total as PITIA. Missing an expense — a flood premium, an association charge — is the most common reason an investor’s own ratio estimate comes in higher than the lender’s.
What DSCR does a lender want to see?
It varies by program, credit profile, loan size and property type, and the same deal may clear one wholesale lender’s floor and miss another’s. Rather than publish a number that will not survive contact with underwriting, we model your scenario against the programs that are actually open to it.
Do I need to document my income?
For most DSCR programs, no. The rent schedule, the leases and the appraisal replace income documentation. Individual lenders may ask for additional items for certain profiles, and we will tell you what a specific program requires before you spend time assembling a file.
Can I use a DSCR loan for a property I plan to live in?
No. Everything we arrange is business-purpose financing for non-owner-occupied investment property. If you or your family intend to occupy the property, you need owner-occupied financing, which is a different product and outside what this site arranges.
Connecticut property and process
The local details that change the ratio and the calendar.
How does Connecticut property tax work for an investor?
Connecticut property tax is levied by the municipality. The town assessor places an assessed value on the grand list, and the town applies a mill rate to that value. Revaluations reset assessments on a cycle, and a municipality’s mill rate reflects its own budget. Because the tax bill is part of the monthly payment, the actual bill for the parcel matters more than any percentage rule of thumb.
Why does insurance come up so often on Connecticut deals?
Because it is expensive and it varies sharply by address. Coastal and near-coastal property in Fairfield, New Haven and Middlesex counties can carry wind and flood exposure, and older inland housing stock raises questions about wiring, heating and roof condition. A real quote on the specific address is the only number worth underwriting.
Do Connecticut closings work differently?
Yes. Purchase and refinance closings are attorney-supervised rather than run through an escrow officer. Your attorney orders the title search and typically obtains a municipal lien certificate from the town to confirm no outstanding taxes, water or sewer charges attach to the property. Those certificates take time, so a thirty-day closing on an older multi-family is tight while forty-five days is comfortable.
Can I buy Connecticut rental property in an LLC?
Entity vesting is common on DSCR transactions, and most programs are comfortable with an LLC borrowing in its own name with a personal guaranty. The lender will review the entity documents and confirm who is authorized to sign. Connecticut requires an annual report for an LLC, and the entity needs to be in good standing before closing.
Are short-term rentals financeable in Connecticut?
Some wholesale lenders will underwrite a short-term rental using documented platform revenue or an appraiser’s analysis, and others will use long-term market rent only. Availability varies by lender and market. The more important question is whether the use is allowed: municipal rules differ, and an association can prohibit short-term rentals regardless of what the town permits.
Working with a broker
How the shopping process actually works.
Are you a lender?
No. Loan Daddy LLC is a mortgage broker. We arrange and shop financing from wholesale lenders; we do not issue credit or fund loans ourselves. The lender named on your closing documents is the entity that makes the loan.
Do you charge the borrower?
Broker compensation and lender fees vary by program and are disclosed in writing for the specific transaction and itemized on the closing statement. Because these are business-purpose loans, the consumer loan estimate and closing disclosure forms generally do not apply. We will walk through the costs a specific program carries before you commit, including any prepayment terms, so nothing appears for the first time at the closing table.
How many lenders do you compare?
As many as the scenario calls for. The point of shopping is to find the program whose guidelines actually fit the property, the entity and the credit profile, rather than forcing the file into a single set of overlays. We will tell you which programs we are comparing and why.
What happens after I submit the form?
A licensed team member from Loan Daddy LLC reviews the scenario and reaches out to discuss the numbers, the property and the timing. Nothing is submitted to a lender until you decide to proceed, and submitting the form is not an application for credit or a commitment to lend.
Costs, terms and limits
What shapes pricing and what we will not promise.
Why do you not publish rates on this site?
Because a published rate would be a marketing number rather than your number. Pricing on a DSCR loan moves with credit, ratio, leverage, property type, prepayment structure and the lender’s appetite on the day. The calculator lets you model a rate you supply; a real quote requires a real scenario.
Can I get a loan with less-than-perfect credit?
Many DSCR programs work with credit profiles that would be difficult on a residential loan, and each program sets its own floor and its own pricing adjustments. The ratio, reserves, equity and property condition all participate in the decision. We will tell you which programs will look at your profile.
Is there a prepayment penalty?
Some DSCR programs carry one, often structured as a step-down over the first few years, and some do not. The difference matters if you plan to sell or refinance. We will tell you which structure a program uses before you choose it, because paying a penalty to refinance out of a loan you chose last year is an avoidable cost.
