About

A broker for people who own buildings, not just houses.

DSCR Loans Connecticut exists because Connecticut rental housing does not fit neatly into a residential mortgage conversation. The buildings are old, the taxes are local, the insurance is expensive, and the investor’s tax returns often tell a story that has nothing to do with whether the property pays for itself.

What we do

We arrange business-purpose debt service coverage ratio loans for non-owner-occupied investment property in Connecticut. That means we take a scenario — an address, a unit count, a rent, a price or value, a loan amount — and shop it to wholesale lenders whose guidelines fit the property, the entity and the borrower. We do not issue credit ourselves. The lender that funds your loan is named on the closing documents.

Being a broker matters most when a deal is close. A three-family in Waterbury with a legal unit question and a heavy mill rate can be a decline at one program and a workable file at another, because guidelines on unit count, reserves, credit and property condition differ. One lender’s overlays are not the market.

Why Connecticut specifically

Because the details are local and they decide deals. The state runs on municipal property tax, which means the mill rate in the town where the building sits is part of the monthly payment. The shoreline carries wind and flood exposure that inland property does not. The rental stock includes a century of triple-deckers with shared systems, unpermitted attic units and heating plants older than the owner.

An investor who models those realities before making an offer makes better offers. We would rather spend twenty minutes on the tax bill and the insurance quote than watch a deal die at underwriting over a number nobody checked.

How we work

  • Scenario first. No application and no credit pull until you decide the numbers are worth pursuing.
  • Honest ratios. We model the actual tax bill and a real insurance quote, and we use the rent the appraiser is likely to support rather than the number on the listing sheet.
  • Straight answers. If a deal does not work, we will say so and explain what would change the answer.
  • Business purpose only. Non-owner-occupied investment property. We do not arrange owner-occupied financing, and we will not pretend otherwise.

Who you are talking to

A licensed team at Loan Daddy LLC, a mortgage broker. We work with real estate investors, small landlords, self-employed borrowers and out-of-state buyers adding Connecticut property to a portfolio. Some clients own one triple-decker. Some own twelve. The conversation is the same: what does the building earn, what does it cost to own, and what does the ratio say.
